The work, in detail

An overlay is a paving job with a specific set of prerequisites. The existing asphalt has to be structurally intact — meaning the base under it is still doing its job — and the surface issues have to be things a new lift of asphalt can actually solve: weathering, minor cracking, faded appearance, a couple of low spots that can be leveled. When those conditions are met, an overlay is a smart, cost-effective way to add years to the surface without the expense of full removal and rebuild.

The wrong time to overlay is when the base has failed. Alligator cracking, deep ruts, sunken sections, and potholes that keep coming back in the same spots are all signs of a structural problem below the pavement. Paving over that only hides it briefly — the failure works its way up through the new lift and you have spent money to buy a season or two of appearance. We tell you when that is the case, even if it costs us the overlay job.

Our assessment starts with a walk of the surface and a real look at how it is failing. Cracks are traced, low spots are mapped, and problem edges are noted. When an overlay is the right call, prep begins: the surface gets a thorough cleaning, cracks are filled so they do not immediately reflect through the new asphalt, deep failures get patched, and any needed leveling course is placed before the final lift.

The finished overlay is placed at a lift depth appropriate for the surface and rolled to full density. Transitions at driveways, garages, walkways, and adjoining pavement are handled cleanly so the new surface ties in without a lip. Edges are cut where needed to keep the lift from feathering to nothing and failing at the perimeter.

How long an overlay lasts depends on the base underneath it and how the surface is maintained afterward. On a sound base and with periodic crack fill and sealcoat, an overlay can add many years of service. Without maintenance, weather works on it the same way it worked on the original surface. We do not attach a warranty to a service that depends on conditions we cannot control after we leave — but we also will not sell an overlay we do not believe in.

Overlays work on residential driveways and commercial lots alike. On a driveway, an overlay can be the difference between another decade of a nice-looking surface and a full removal project. On a commercial lot, overlaying half the property while the other half is still serviceable can spread cost across years without letting the property degrade.
